For advisors in Waco & Central Texas

Waco has a local buyer pool and an out-of-market one. They price differently.

We opened a Waco office in 2015 and have worked McLennan County and the surrounding Central Texas market since. It is a market where the identity of the likely buyer changes the number more than almost anything else in the file.

San Antonio and Austin, within a 100-mile radius — plus the Hill Country and Waco.

The Central Texas business base

Waco's economy runs on manufacturing and fabrication, agricultural supply and processing, trucking and distribution along IH-35, construction and the trades, health care services, and an unusually strong hospitality, retail and short-term rental sector built up over the past decade of tourism. Baylor and the regional hospital systems anchor a steady professional services layer around all of it.

Two things distinguish valuation work here from the San Antonio and Austin markets. Real estate is a larger share of the enterprise, because owner-occupied industrial and commercial buildings are common and comparatively affordable — which changes both the financing structure and the allocation. And revenue concentration is more pronounced: many Central Texas manufacturers and distributors depend on a small number of customers, and a buyer will price that risk directly.

Two buyer pools, two prices

A local buyer knows the market, values the relationships, and often needs seller financing. An out-of-market buyer — frequently from Dallas–Fort Worth or Austin, sometimes a regional strategic — brings more capital and pays for scale and clean records, but tests the file harder and walks away faster when the documentation is thin. Preparing a business so it survives the second kind of scrutiny is how a Waco owner gets access to both pools rather than one.

For advisors in Waco, Temple, Belton, Hewitt and Woodway: the offer is unchanged. A complimentary Broker Opinion of Value for any client you send us, no fee, no obligation to list, no engagement letter, and no referral fee in either direction.

Our standing offer to you

A complimentary Broker Opinion of Value for any client you send us.

No fee. No obligation to list. No engagement letter. Send us an owner who wants to know what their company is actually worth and we prepare it at no charge — a real number instead of a rule of thumb, with you still the trusted advisor in the conversation that follows.

And no referral fee — in either direction. We do not pay them and we do not ask you to accept one. You are compensated by the client work the deal creates on both sides of it.

How it works

  1. Step 1

    Call or email us.

Industry, rough revenue, why they are thinking about it. Ten minutes on the phone is usually enough.

  2. Step 2

We prepare the Opinion of Value.

At no cost, under confidentiality. You decide whether it goes to your client from us or from you.

  3. Step 3

    You stay in the file.

If the owner moves forward you are on the deal team from letter of intent through closing, where the structure and the tax outcome are decided.

Also free to your clients, any time: our Roadmap to Success guide to selling a business, and a sample Confidential Business Review — the buyer-facing document we produce for every listing.

Questions advisors ask

Do you have people in Waco?
Yes. We opened a Waco office in 2015 and cover McLennan County and the surrounding Central Texas market from it.
How does customer concentration affect value?
Directly. Where a large share of revenue sits with one or two customers, buyers and lenders discount for the risk. Contracts, tenure and diversification efforts all help, and they take time to build.
Is the building usually part of the deal?
Frequently in this market. We coordinate the business and the real estate together, since the property affects SBA structure, amortization and the buyer's payment capacity.
Do you cover Temple and Belton?
Yes, along with Hewitt, Woodway, and the surrounding Central Texas communities.
