For advisors in San Antonio

San Antonio advisors, and the owners who are quietly ready to be finished

Alamo Brokers has been headquartered in San Antonio since 2002. Most of the businesses we sell here were started in the 1980s and 1990s by founders now in their sixties and seventies, with no family successor and no plan beyond working until they cannot.

San Antonio and Austin, within a 100-mile radius — plus the Hill Country and South Central Texas.

What the San Antonio market actually looks like

San Antonio's business economy is built on services and trades rather than headquarters: commercial and residential contracting and the specialty trades feeding it, distribution and logistics along the IH-35 and IH-10 corridors, light manufacturing and machine shops on the south and east sides, health care services around the medical center, and a large defense- and government-adjacent services sector. Add the hospitality and food service base that comes with a major tourism market, and the result is a deep supply of owner-operated companies in exactly the $1 to $10 million range.

These are also the businesses most exposed to owner dependence. A San Antonio contractor doing $6 million with the founder still quoting every job has a very different value than the same revenue run by a general manager, and that gap is the single most common thing we ask advisors to help their clients close before going to market.

The advisor community here is small enough to matter

San Antonio's professional community is close. The CPAs, estate-planning attorneys and bank lenders working with closely-held companies here largely know each other, and referrals move on reputation rather than on marketing. That is the reason we do not pay referral fees in either direction — a recommendation between advisors in a market this size only works if there is no compensation behind it.

We are members of IBBA and of the Institute of Business Appraisers, and we work alongside local counsel and local lenders on most transactions. Buyers in this market are frequently individuals relocating to San Antonio or existing operators expanding, and they arrive needing an accountant, an attorney and an insurance program — which is where the advisor who referred the seller usually picks up the second relationship.

Our standing offer to you

A complimentary Broker Opinion of Value for any client you send us.

No fee. No obligation to list. No engagement letter. Send us an owner who is thinking about selling and wants to know what their company is actually worth, and we prepare it at no charge — a real number instead of a rule of thumb, with you still the trusted advisor in the conversation that follows.

We ask for a short intake first, so the number we produce is worth the paper it is on. Businesses under $100,000 in Seller’s Discretionary Earnings, and businesses with less than five years of documented history, are more difficult to sell and to obtain third-party financing for, and we will tell you that early rather than late.

You make the introduction, and you stay on every conversation from there. We copy you on what we send your client and on what comes back. Nothing about the relationship happens around you.

And no referral fee — in either direction. We do not pay them and we do not ask you to accept one. You are compensated by the client work the deal creates on both sides of it.

How it works

  1. Step 1

    Tell us the basics.

A short form: your details, the client's industry, rough revenue, why your client is thinking about an exit, and roughly when. Under a minute. Nothing is shared with your client at this stage.

  2. Step 2

    We send the intake questionnaire.

If the business is a fit for what we sell, we ask you to introduce us to the owner so we can discuss their situation and prepare a questionnaire for the valuation work. We keep you in the loop every step of the way.

  3. Step 3

We prepare the Opinion of Value.

At no cost to your client, under confidentiality, once the questionnaire is back and the call has happened. A real number with the reasoning behind it, not a rule of thumb.

  4. Step 4

    You stay in the file.

If the owner moves forward, you are on the deal team from letter of intent through closing, where the structure and the tax outcome get decided.

Also free to your clients, any time: our Roadmap to Success guide to selling a business, and a sample Confidential Business Review — the buyer-facing document we produce for every listing.

Questions advisors ask

Where are you based?
San Antonio is our headquarters. We do not publish a street address on this site; meetings are arranged directly.
What size San Antonio businesses do you handle?
Our focus is $1 to $10 million in transaction value, across manufacturing, distribution, health care, logistics, construction and services.
Do you sell the real estate too?
Yes. Owner-occupied property is common here, and we handle the business and the property as one decision, coordinating with the commercial agent where one is already engaged.
How quickly can you meet a client?
Usually within a few days anywhere in Bexar County, and the initial call takes about ten minutes.

Let us work with one of your clients. You won’t regret it.
