For SBA & commercial lenders in San Antonio and Austin
A file that is ready to underwrite on the day it reaches you.
Most small acquisition files arrive incomplete: add-backs nobody can document, tax returns that disagree with the internals, a purchase price the cash flow will not carry. Deals that stall in credit usually did not fail at the bank — they failed months earlier, when nobody prepared the seller.

Our standing offer to you
A complimentary Broker Opinion of Value for any client you send us.
No fee. No obligation to list. No engagement letter. Send us an owner who wants to know what their company is actually worth and we prepare it at no charge — a real number instead of a rule of thumb, with you still the trusted advisor in the conversation that follows.
And no referral fee — in either direction. We do not pay them and we do not ask you to accept one. You are compensated by the client work the deal creates on both sides of it.
What this is worth to your institution
- 01
Financials that reconcile before submission.
Three years of returns tied to internal statements, an interim period that agrees, and a clear bridge from reported income to adjusted earnings. That reconciliation is done before the business ever goes to market.
- 02
Add-backs an underwriter will actually accept.
Owner compensation above market, one-time legal costs, discretionary travel and personal vehicles are supportable. Aspirational adjustments and 'if you ran it better' earnings are not, and we do not present them.
- 03
Eligibility problems surface early.
Entity structure, the seller's ongoing role, real estate occupancy, franchise agreements, and change-of-ownership requirements are all easier to solve during preparation than in credit.
- 04
Debt service coverage that holds up.
Pricing a business against what its adjusted earnings can service, including a reasonable owner salary and working capital, means fewer repricings, fewer seller-note renegotiations, and fewer withdrawn approvals.
- 05
You get first look at qualified borrowers.
Buyers reach us pre-screened and under NDA, with a Confidential Business Review already prepared. Lenders who are in early see the deal before it is shopped and keep the depository relationship afterward.

How it works
Step 1
Call or email us.
Industry, rough revenue, why they are thinking about it. Ten minutes on the phone is usually enough.
Step 2
We prepare the Opinion of Value.
At no cost, under confidentiality. You decide whether it goes to your client from us or from you.
Step 3
You stay in the file.
If the owner moves forward you are on the deal team from letter of intent through closing, where the structure and the tax outcome are decided.
Also free to your clients, any time: our Roadmap to Success guide to selling a business, and a sample Confidential Business Review — the buyer-facing document we produce for every listing.
Questions advisors ask
- What size transactions do you bring?
- Primarily $1 to $10 million in Texas, with a concentration in San Antonio, Austin, the Hill Country and Waco.
- Do you pre-qualify buyers?
- Buyers complete a profile and sign an NDA before receiving the Confidential Business Review. We work with them on realistic financing expectations, but underwriting is yours.
- Is the Opinion of Value an appraisal for lending purposes?
- No. It is a broker's market-based indication of likely selling price and is not a certified business appraisal or a substitute for a lender-ordered valuation.
- Can you help a stalled file?
- Often. Where the issue is documentation, add-back support or an unrealistic price, we can tell you quickly whether it is fixable.
